hey guys and welcome to my new plot of
land
that i acquired completely for free with
no strings attached
in this video i'm going to show you how
you can do exactly the same
so the first step's the hardest you need
to find a plot of land
that is unregistered and unowned how do
you do that
scout your local area look for plots of
land that look abandoned maybe they've
got a rotten fence
maybe they've got a rusted gate with a
lock on it that hasn't been used in
years
or just generally looks run down unowned
and unused
so you can ask local farmers ask the
local post office
ask the neighbours anyone in the
vicinity who might have an idea of the
history of the land
for example this piece i know from a
good friend that's a farmer
it was owned by an older couple who died
without any living relatives
any children descendants of any sort so
this land is now
truly unowned once you've found your
land you look on the land registry
there's about three percent of land in
the uk that is unowned
but about 15 of the land is unregistered
so once you've found your plot of land
look it up on the land registry
if it hasn't been registered you're off
to a good start
but that's not the end of it if it
hasn't been registered
it could mean it's unowned or it could
mean it just hasn't changed hands since
1990.
so in the next step we'll show you how
to figure out if a piece of land
isn't owned if it's not on the land
registry once you've found the piece of
land you wish to claim
you just need to nail a few private land
keep out signs to claim it
now i know for sure this land is unowned
so i'm not going to put a telephone
number down but if you looked on the
land registry
and this is unregistered land but you're
not 100 sure
if it might be owned or not the best
idea
is to put your telephone number down
there or get a new telephone number
just for this purposes so that you know
if someone calls it's for this reason
put a telephone number down here and
leave it for a few weeks
months if someone calls you up some
angry farmer like
what are you doing on my land you know
it's someone else's land once you've got
your sign up
you'll want to take a photo of it with
the geolocation on it
and the time stamp so you can prove that
today in this place
was when you made the claim so someone
can't come along next week next month
next year
and say they claimed it before you once
you've staked your claim
the land is now yours to use as you
please
so i can do what i want with this land
now i could build a hut
dig a pond graze cattle on it whatever i
can
it's as simple as that so how do you get
this land transferred in your name
on legal documents well it takes a while
five years after you stake your original
claim
you can apply for temporary ownership
which is some legal documents that
basically starts the process makes it
all a bit official
after 10 years you can apply for
ownership legitimate ownership
you file those papers and the land
becomes yours legally it's all in your
name but there's a two-year grace period
in which any potential owner can come
forward
and claim the land but they have to
prove that the land belongs to them so
the whole process takes about 12 years
but from day one you can start using the
land as if you own it which you pretty
much do
if you found a piece of land that
legitimately doesn't have
any owners so in this case i found a
piece of land that legitimately
has no owners so since i put that sign
up
it's mine to do as i please when making
a claim
to own unclaimed land this is called
claiming
adverse possession and there are a few
things you need to have
first one is factual or exclusive
possession of the land
so you need to fence off the area of the
land as your own if it's not already
fenced
you need to have an intention to possess
the land so you need to use the land for
something whether it's grazing cattle
whether it's building a hut on it
digging a pond
you need to use the land not just leave
it to rot and you also must
possess the land without consent so if
you acquire some land by asking someone
else's permission
you're essentially acknowledging that
they are in the land which would
obviously
put into dispute any claim of yours on
the land
a few tips to help you secure possession
make sure you keep records of works
carried out
make sure you keep all invoices for
materials used take regular images with
dates on geolocation
give receipts if you rent it out and
keep a copy of them
keep the land in tip-top condition show
that you're taking care of the land
and make friends with the people around
you the locals they'll support your
claim if you do
and that's how you get land for free
with no strings attached
