what's up guys is Mike sherrard if you
stay to the end of this video I'm going
to break down every single thing that
you need to know about every relevant
social media platform to date for real
estate agents I'm gonna break down
Facebook Instagram
tik-tok YouTube and LinkedIn and I'm
gonna actually show you what you should
be doing on a weekly basis in order to
properly leverage each of them each one
has its own unique importance I'm going
to break it down because you shouldn't
just be cross promoting you shouldn't
just be treating each platform with the
same intent especially as a real estate
agent so I'm gonna break it down
starting with Facebook and talk to you
about everything that you need to do on
each platform so let's get straight into
it and break down how you should be
leveraging into these platforms in 2020
and going forward because this has
helped me build my business if you want

further ado let's get straight into the
value so Facebook how do I treat
Facebook here's one thing that you need
to know Facebook in 2020 and going
forward is a pay-to-play
platform the organic reach on facebook
business pages is absolutely atrocious
it's dead it's done but it's relevant so
what you need to be doing the Facebook
in terms of posting is just having an
active presence on there maybe 2 to 3
times per week posting some photos
listing solds open houses things about
your journey some personal branding
content because you need to understand
that the organic reaches isn't gonna be
there Facebook is a pay-to-play
lead generation platform you're a brand
new agent you want to be leveraging
Facebook for generating leads I'll
overlay a screenshot here of the recent
Facebook ad campaign that I ran for one
of my clients where he generated 90
leads for $56 and change and that was
done just this last week so these are
strategies that I teach my free Facebook
Ads masterclass as well as in that
masterclass I show you how to do
Instagram and YouTube all the way to the
point where you're generating all of
your business without having to door

so let's talk about what you should be
doing Facebook is lead generation so we
want to be generating leads on here now
what type of leads should you be doing
on Facebook knowing that this is gonna
be your lead generation and I'll break
down with the other platforms are for in
the coming minute so you want to be
running a $10 a day ad on Facebook for
generating leads that's all that I did
with this agent as I was using actually
$15 a day but $10 days all you need to
get started with Facebook so here's the
exact ad that you want to run so you
want to be doing $10 a day and you want
to be doing a custom list of homes so
you want to be running a $10 a day
custom list of homes ad
again that's what I show you in the free
master class its exclusive for people to

but $10 a day and then you want to run
$5 a day retargeting so what is
retargeting Facebook ad retargeting is
the same thing as if you go to Amazon
you you're maybe looking for a blender
those nice and ninja blenders and
suddenly when you leave Amazon you start
seeing blenders everywhere that's
exactly what you can do with $5 a day
for Facebook ad retargeting it's the
same as if you drive past a bus bench
once somebody's gonna have a hard time
remembering who you are if they're ready
to buy or sell in 6 8 10 12 months from
now you want to make sure that if
somebody comes across your Instagram
website Facebook Linkedin any page that
you're running or your ads that they
continue to see you because it's proven
based on statistics they're people close
based on the average of seven touch
points so if you only touch somebody
once that sounds really bad but if you
only have one touch point with your
Facebook ads then likelihood is they're
not going to convert and whoever is the
one reaching out to them closest to the
time of when they're ready to actually
buy or sell is the one that's gonna get
that business but if you get in touch
with them once and continue to get in
front of them on a weekly basis that's
what's going to help you dominate so
five dollars a day
five dollars per day is going to be
retargeting now if you do want to know

you exactly how to do that and the exact
example I used in that video is an agent
that used retargeting generated twenty
three leads six appointments in just one
day so pretty powerful and again all
stuff I teach in the class but Facebook
is a lead generation platform so now
you're gonna wonder well Mike what are
the other platforms for Instagram
Instagram has been my bread and butter
if you don't know I was running top 30
realtor in the world on social media
just behind the cast and million dollar
listing ten months after I got my real
estate license and this was due to my
Instagram profile in 2019 so just last
year a hundred percent of my business at
the top producer level came from people
direct messaging me on Instagram not me
reaching out to them them direct
messaging me so how are you going to
leverage Instagram Instagram is for
personal branding this is for your
personal brand now what should you be
doing in terms of posting on there
there's two separate things that you
should be doing actively on Instagram
the first thing is posting consistently
on your feet now what type of content
should be posting on your feet I
recommend about 2 to 3 times per week on
your feed and this should be something
like general brand awareness in terms of
your journey this is why shows like
million dollar listing selling some said
do so well because people are genuinely
interested in real estate in the life on
the real estate agent what goes on
behind the scenes and you can become
that million dollar listing agent of
your city it has nothing to do with the
price point this is everything to do
with the behind the scenes so showing
people what you're doing out and about
and instead I was just showing a photo
of the property with an open house
banner take a selfie style picture with
their signs behind you showing people
that you're an open house welcome come
check it out also if you see anything
quirky at a property if you're doing a
property tour you want to make sure that
you're documenting the journey so what I
recommend is posting in your feed
two to three times per week so on your
feed you should be posting something two
to three times per week I like to use
the 80/20 rule
80% should be you in the photo 20% can
be just typical property photos and what
that means is that 80% of the content
can still be real estate-related
but it needs to have you in the image
it's all about building your personal
brand a lot of agents make the mistake
of just turning their feed into a Homes
& land magazine and that's detrimental
because we all know that people work
with people people don't work with
properties nobody looks at the photo of
a property without seeing who the agent
is and said I want to work with
whoever's representing that property
never happened never will happen you
want to make sure that you have an
opportunity to build the like know and
trust factor with the people on your
social media now the next thing and the
most important thing with Instagram is
actually leveraging stories now what are
stories story is like the raw uncut
footage the behind-the-scenes footage
that everybody is curious about you can
treat or think of your feed as the
finished product the movie if you will
and these stories of the raw uncut
footage behind the scenes now I've
generated my most high income producing
properties from stories from people
seeing my work ethic people seeing my
style of marketing but it's also the
best way for people to get to know the
real you because is raw is uncut in this
unfiltered so I find that stories are
the best way to build a deeper
connection and ultimately trust and
loyalty with your audience this should
be done on a daily basis but don't make
it difficult on yourself all you need to
do when you're out showing properties if
you see something really creative unique
different take a story of it if you're
doing contracts behind the scenes
working on your office take a story if
you're out and about walking with your
family walking your dog going on a
journey take your story if you listen to
a podcast read a book watch a YouTube
video and something inspires you share
your inspiration of or your takeaway on
your story very easy but Instagram is
all about building your personal brand
there's some other creative things like
farming and prospecting which are really
creative really unique that again I
break down in that free training that
I'll send to you if you comment below
but anyways Instagram is all about Bill
your personal brand now we get to one of
my favorite which is the platform you're
on right now YouTube what should you be
doing on YouTube YouTube's a huge
differentiator because of the fact that
a lot of agents are now starting to use
it but almost none of them are properly
using it if you want to properly
leverage YouTube you have to understand
exactly how to use tags titles
descriptions optimize it for local SEO
because YouTube's a search algorithm
it's owned by Google the number one and
YouTube is the number two search
algorithm in the world now it's really
really easy and I'll overlay a couple
examples of clients of ours that have
leveraged the strategies that we've
actually shared in the social strategy
mastermind that have ranked their videos
within the top three instantly even as a
brand new YouTube channel so now
whenever people are looking up how to
buy a house in your city how to sell a
house in your city they see your YouTube
video not just on YouTube but also on
Google so it's a great way for free SEO
so I like to say YouTube is all about
the SEO for free and this is a really
powerful platform because again even
though people are starting to use it the
majority of people have no idea how to
properly use it so their videos are
dying after 24 hours and they're not
getting any traction whereas you can
very easily if you understand how to
rank your videos which again isn't
difficult but it is a science and you
need to know what you're doing
especially with specific video topics
which I can give you if you drop a
comment again specific videos are
guaranteed to be attracting clients at
scale in your local market both within
your market as well as people coming
from out of state or out of province as
well as out of country so I've got some
really creative things that you can do
there but YouTube ultimately is the best
place for organic free SEO and ranking
it very high I proved this myself I made
one video relevant to my market just to
prove to people that it works and still
to this day it's the number one ranking
one because it's that easy but you have
to know what you're doing so I strongly
strongly strongly recommend you getting
on YouTube it's not going anywhere and
also if you look at it Instagram and
Facebook count one view as one second
watch of your video so somebody could
just be scrolling about
not care about your video not want you
but it counts the view YouTube counts
one view as 30 seconds watch so you're
getting 30 times the viewership which
means 30 times the opportunity to build
a connection with your audience
compared to Instagram and Facebook it's
a great long form platform it's
evergreen so it grows forever Instagram
unfortunately you have to be on the ball
all the time because of the fast that it
dies after basically 24 hours Facebook
very much similar YouTube if you rank it
and you optimize it properly it can
growth forever I videos that are still
getting 500 views a day to date and they
put out like last year sometimes so
really powerful you should be putting on
very specific videos for YouTube that
again are going to attract buyers
sellers investors or if your partner at
the wolfpack organization like myself
putting on specific videos of agents
that would like to work with you and get
all of this stuff for free which we do
give to every agent that wants to be a
part of our movement which is really
powerful helping them become top
producers let's talk about LinkedIn
LinkedIn is really cool right now and
very heavily underestimated and
underutilized because a lot of people
still think that it's this online resume
platformer it's only for professionals
well the cool thing is is that last year
LinkedIn changed up to its algorithm and
made it much more of a social sharing
platform now what does that mean it
actually means that right now LinkedIn
has the best and the highest organic
engagement and reach of any social media
platform it's really powerful and
they're actually putting out more video
elements this year I'll link a card
above about three new features that are
coming to LinkedIn which is really
powerful but LinkedIn is gonna be a big
contender as you can see gary
vaynerchuck a lot of other people are
going all-in on linked-in right now
because of that very example so what
should you be doing on LinkedIn you
should be posting two to three times a
week as well similar to Facebook and
this should be very similar content to
Facebook what you're going to realize
though is that the Facebook content on
your business page is gonna get little
to no reach and engagement and the same
content tailored towards LinkedIn maybe
with a slightly revised description is
going to get much greater reach
Pearson so what I recommend here is two
to three times per week similar content
to your Facebook page and I forgot to
mention how often you should be using
YouTube I recommend starting a minimum
of one video per week work your way up
to the point where you're putting out
two videos a week actively and again
this could mean a property video for one
of those videos don't flood your profile
with property videos but I do recommend
you getting up to the point of doing two
times per week on good old YouTube okay
now the last one is really interesting
and this is tik-tok this is one I have
to spend a second explaining to you one
that every agents turning a blind eye to
because they're saying well Mike my
average demographic is 35 to 40 the
average demographic on tik-tok is 17 why
should I be investing my time in -
tik-tok now let me break this down
because this is very important for you
to understand as an entrepreneur if you
do consider yourself an entrepreneur
number one all of those
seventeen-year-olds within the next five
years will likely be buying their first
property that's reason number one reason
number two all of those 17-year olds
have parents and grandparents so don't
you think if I was a 17 year old I was
actively using tik-tok on my parents
we're saying hey Mike you know we're
considering buying or selling a house
this year and we're gonna start
interviewing agents oh do you happen to
know any friends with parents that are
in the industry anything like that don't
you think if they follow a cool agent
that's doing fun things or quirky things
or unique things on tik-tok that they
would say no I don't know anybody but I
follow this guy on tik-tok who's
actually in our city and he's doing some
really cool stuff we should check them
out that happens all the time I've heard
it from my personal friends I've seen it
myself as well so that's another really
important reason why you should be using
tik-tok number three the organic reach
and the growth of that platform is
incredibly powerful my second video on
there got a 150,000 views and I have no
idea what I was doing now number four
this is a big one what you need to
understand is that it's all about
understanding relevancy you need to be
comfortable with learning new relevant
social media plan
there was Facebook Linkedin Instagram
YouTube and now take top comes along in
the next two to three years a new
platform will come along as an
entrepreneur you need to learn how to
understand how to properly utilize new
relevant technology it might not be
ideal it might not be fun it might not
be the best fit but that's not snoring
you need to learn how to adapt so you
can move with the times what you're
going to see with tick tock is that
similar to other platforms it is going
to roll out new features it is going to
eventually roll out paid advertising
right now they're testing paid
advertising with beauty products with
closing companies things like that so
you can see that's the same thing that
Instagram did Instagram started just
with photos and then it did videos and
then it did stories and then it did live
and then it did highlights and then it
did IG TV and it continued to roll out
new things and then it became a powerful
marketing platform same thing is gonna
happen when take talk I guarantee it is
that rain now they're doing just their
little videos then recently they just
rolled out slide videos their beta
testing advertising they're going to
compete with Instagram because there are
Chinese owned company and instagrams
owned in the US you know that they're
gonna go head-to-head for market share
take talk when I first got started about
six months ago had 500 million active
monthly users they're now up to a
billion active monthly users scaling
like crazy but again listen to the fact
that I said advertising is coming if you
become comfortable in the platform
before the storm hits which means that
you can start to advertise on there
you're going to be miles ahead of the
competition so tik-tok is the
differentiator and that's how I like to
see it
so tik toks a differentiator now what
should he be doing on tick tock my
recommendation is posting at least once
per week maybe two times per week if you
want to be a little aggressive with it
but again all that you need right now is
one times per week and the cool thing
about tick tock is it tells you what
videos you should be creating with
YouTube a lot of people are wondering
like what kind of video should I be
creating I'm loss of analysis paralysis
I have no idea what I should be talking
about the cool thing about tick tock
Jesus back then if you look at the
discovery page and actually has a
breakdown of all of the top trending
hashtags and challenges so it's
basically saying hey Mike here's all the
video topics that are working right now
go make your own version of that and off
you go so it's a really powerful
platform to use and again this is gonna
separate you from other agents it's
going to allow you to adapt to a
platform that's not going anywhere
anytime soon and it's actually going to
help you express more creativity and get
comfortable with learning new skills so
I think it's a really cool one that
again is going to build up momentum over
time if you become early we all know the
early adopters to any platform get
rewarded and compensated greater than
others that waited until it reached its
peak we all miss the boat on Facebook
Instagram YouTube and LinkedIn now we
finally have the opportunity to dive
into a new platform called tik-tok if we
miss the boat that's our own fault and
we can see that right now it's not going
anywhere so again this is how I like to
view each platform we've got lead
generation for Facebook pay to play this
is how you get your leads for
extraordinarily cheap we got instagram
which is solely for building your
personal brand and attraction marketing
we've got YouTube which is incredibly
powerful for free SEO organic client
attraction at scale LinkedIn which is
massive for organic reach and building
connections on a professional level
maintaining that top of mind awareness
and then we have good old tic-tock here
which is the differentiator that's gonna
set you apart from any other agent so

how to properly leverage each social
