have you guys watching today uh this is
an awesome video we've actually had some
people ask us lately for this so we're
excited to share this with you if you
have not
seen our channel before and this is your
first time visiting you know we're
thankful to have you here this channel
is all about business finance money kind
of the whole nine yards we pretty much
got to walk through it all from doing
real estate deals to developing to
construction how-to videos this is kind
of like your all-in-one Stop Shop
Channel and it gets you set up uh today
we have a super cool video we actually
had someone reached out to us just
recently and ask us how to sell your
house for sale by owner because a lot of
times nowadays you have an agent they do
it all for you and it makes it does make
the process a lot easier but for all
those people out there that want to do
it themselves I've been on both sides of
the boat here I've been a real estate
agent I've had my license for
I'll say I had it for about five years I
was act you know actively doing it and
then also doing your own deals and then
I actually stopped using that license
started working with a family member and
some other real estate agents and we
started just doing our own deals
investment properties things so I really
never bought and sold after that
um I kind of you know was looking for
another career that we wanted to go
after and so that it worked out how it
was supposed to but I do have the
experience of being a real estate agent
sold quite a bit but also uh you know
being on the other side of things too of
the vesting side and so forth but let's
go ahead and get into it and show you
how to get your house listed for sale by
owner well the real question is whenever
you're getting started is where do I
start
you know you're probably thinking what
do I need to do to get my house on the
market ready to go well first things
first is if you really decide you're not
going to work with an agent is you're
going to have all your little ducks in a
row and number one is to go out there
and figure out what is around you right
now that's selling and I'm not you can't
compare your house to the house down the
street say that house is a six bedroom
six bath and yours is a three bedroom
two bath and a one-car garage they have
three garages you can't compare to
different things like that of what
they're going for price per square foot
because they might have a house that's
more updated or you might have a house
that's more updated you got to go to
something that's pretty much comparable
to what's going on around you in those
neighborhoods so the best thing to do is
say you have a three bedroom two
bathroom two bath house
two-car garage what you want to do is
look up something around they're not
selling within that vicinity of your
neighborhood or close by there
of that the price per square foot that
it's going for so say that in your area
just to the ballpark number it's 100 a
square foot is what you think that your
house is valued at to you right because
everybody else's house everybody else
doesn't see the value of your house like
you see the value of your house
so if you go and look at this other
house it's pumped up the market you want
to make sure that the square footage is
closed so what I always did whenever I
was Finding you know comps for the area
and looking at different prices if I was
gonna go back and sell a flip or
investment property
I would look at uh your price per square
foot and then also the square footage on
that property so if your house is 2 000
square feet you know you want to make
sure that this house over here is
probably pretty close to that I mean
2200 2300 square feet or maybe in a
little bit of under maybe 1800 square
feet but you don't want to be going and
looking at a 1200 square foot house when
yours is 2 000 square feet it just
doesn't doesn't match up on comps price
per square foot and then be realistic
you know like don't you know obviously
every deal is going to be different I
notice a lot of people put a lot of
emotion into their deals and I don't
think that's a great idea you know I
think whenever you're looking at your
house like I said look for those
different other houses that are similar
to yours and then also look at your
updates you know do you have you know
did you just put a brand new 50 000
Kitchen in there and you updated all
your bathrooms well not everybody's
taste can be the same as yours so you
also have to be realistic too when going
to Lister houses okay does if I list
this for you know 150 a foot but
everything else going for 125 a foot
around me can the can I bring that new
comp to this area like is my house
renovated and these other ones are
partial renovated you know a lot of
those things come into play and so make
sure you map all those things out and
you look at your house and compare it to
pictures online of other houses for sale
and that will get you the right that
right point of being realistic on
selling your house once you get all your
once you figure out all your numbers and
you're ready to get it listed the best
thing to do is go out and get your for
sale by owner sign at your local local
store stick that out there in the yard
put your phone number on it and if you
have all the details figured out the
price per square foot the price you know
location tell some cool things about
your house on there if you have a pool
in the backyard all ultimate hangout
patio make sure to list all those things
out go back out there and create a
little flyer and print out a bunch of
flyers and put out there with a little
info box in the front because I'm
telling you you might not think those
work you know sometimes you'll have
always the the local Neighbors coming by
and just curious to see what you have
going on in your house but a lot of
people do stop by it also beats you
having to answer your phone call you
know 50 times a day of people calling
that aren't even serious it kind of
breaks down the price I usually list
everything out there and I put some
awesome pictures on the front of that
and that really has gotten a lot of
houses and a lot of deals done for me or
my clients I was working with at the
time
that's probably one of the easiest
things to do then of course you know you
have Zillow Zillow is awesome I get on
there and you can do a for sale by owner
you can create an account and then list
your house on Zillow for sale by owner
but the minute you do that that
sometimes that list your information
gets sold to the agents in the area so
right when you do that you're probably
gonna have about 50 agents 200 agents be
calling your phone saying hey I have a
buyer for your house can we schedule an
appointment a lot of times sorry for you
agents out there if you're watching my
video right now but a lot of times that
was for us to get our foot in the door
so if we call you until we have a buyer
a lot of times we wanted to come out to
the house and you know we might have a
buyer we might not but I can get there
talk to you for a while and possibly
sell you on signing a listing agreement
with me so you don't have to mess with
meeting all the new buyers and screening
them and things like that
I think that it's best you know for I'm
looking out for you as the homeowner is
to ask them okay if you have a buyer
that's great uh you know I'm gonna go
ahead and need some some type of
pre-approval or some some type of letter
to be able to come see this this house
that I know you're not just gonna waste
my time because really you want to be
straightforward with them so they can be
straightforward with you and really make
sure they do have a buyer before they
just show up to your house quite a few
agents that try to do that to us and
obviously already had the expertise so
we never never wasting my time because
you know I know what knew what they
wanted I'm definitely not against agents
I love working with agents we still work
with agents all the time and we have
some good friends that are agents if
you're totally not against working with
agents there really are some good ones
out there you know if you're not against
paying that fee you know because a lot
of times if they list your house in some
areas depending on the size of your
house the cost of your house everything
could be anywhere from four percent to
list it to six percent you know two to
the buying side or three to the buying
side and two or three to the listing
side of things and right six percent you
know on a big number that that does add
up pretty fast and can wipe you down of
really if you don't have any equity in
the house and kind of put you in a
little bind but what you could do as a
for sale by owner is say you know
buyer's agents welcome and I think
that's a big one you can go out there
and put that on your sign and that means
that these agents that are already have
a buyer driving around they know that
they're you're going to pay a commission
so they don't have to fight with you and
that means they can get their their
buyer scheduled and with you and get you
and get somebody walking through the
house and might be able to get your
house sold because a lot of times to a
agent is going to avoid it for sell by
owner sign because they think man I am
not going to go out and I'm not going to
talk to this homeowner today because all
they're going to do is tell me no I
don't like working with agents or I
already have one and things and you know
if you don't have a listing side I think
it's perfect put that real big on there
buyer's agent welcome and then offer two
percent commission just write it on
there then you know every agent is going
to be flooding your house driving by or
they they might already be working with
an agent that's their best friend well
they don't want to cut their best friend
out of that Commission Now you already
took that hassle out of it and that's
going to get them that two percent to
their best friend that's their agent and
get this house sold say you're going to
get this buyer right and say someone
shows up that doesn't have an agent over
there and you don't have an agent right
well that's that's great news because
then you now all your fees are gone your
commission fees are gone well you still
need to go and you need to use a title
company I don't care if you're working
with an agent or you're doing your thing
on or something on your own you need to
find a good title company in the area
that's pretty well known and that that's
what it takes a lot of the headache out
of the legal stuff so they'll do all
those legal documents for you of course
you know you have to pay your
percentages of the title company you
know like the point nine percent plus
some other fees but that ensures that
there's no liens against your property
too for the new buyer
and it also ensures it too that they're
taking the liability of transferring
everything over and you don't you don't
have to mess with it and so I really
believe you know make sure you're using
a title company to close your property
uh whether you're working with an agent
you're doing it on your own now if this
other person doesn't have an agent and
say that I walked up there and I didn't
know anything about real estate
contracts and you don't know anything
about real estate contracts to do an
issue there because you're going to have
to go out and pay somebody or find
somebody that can help you do that Texas
residential or or that residential
contract or wherever you are and the
other documents along with it because
you don't want to get on there and just
think that you're filling it out right
and nothing I mean nothing's correct so
you're gonna have to probably pay a real
estate attorney or somebody and you
don't want to go and ask your friend
that's a real estate agent because that
would be pretty Cutthroat of you wanting
them to do your real estate contract
even though you didn't list it with them
so I don't recommend doing that that'll
really kind of burn you a little bit so
yeah if that's the that's the biggest
thing is is figuring out those documents
because you really need those in place
you really need to follow those
residential contracts and then also
you'll give those residential contracts
to the title company when that goes
under contract
and then that gives the buyer you know
their time on there you know with the
real estate attorney or somebody else
explaining it to you that you were if
you didn't know anything about a
contract other downfall for sale by
owner is yes it's on Zillow but you no
longer have it on MLS so that means if
you have say here in Amarillo we have a
thousand agents that are in the system
the minute that I post that that house
on MLS there's a thousand agents that
see that and who knows how big their
contact list is are their buyer lists
that will see those and and people are
constantly watching the MLS too to be
able to find a property so just know
that that is the only downfall you will
not have it on MLS you still will have
it on Zillow but a lot of people do get
worried about not working with uh
somebody that's looking out for them
like their agent or thing so like I said
if you put that buyer's side the buyer's
agent deal on there that'll help out a
lot too that's really the biggest key
things of this right here is to make
sure you know you figured out your comps
and their comparable comps to your
neighbor's house obviously if yours is
outdated and there's a super updated you
know you're not going to delivering the
same value for that
and for your property making sure you
get on listed on Zillow or one of those
big websites like that that helps out a
ton like I said your phone will be
ringing agents will be calling just make
sure that they're serious they have a
buyer and they're not just wasting your
time to go over there and book try to
get you to list with them you know a lot
of times right now the way the market is
I think it's going to be a lot easier
for you just to go ahead and if you were
to do for sale by owner or whether you
did the buyer's agent welcome however
you did it the Market's crazy and houses
are selling fast and I don't think
that's it's going to slow down at all I
