it seems like every real estate
marketing strategy is just beaten to
death and regurgitated over and over and
over and i even have hundreds of videos
on my channel talking about different
strategies tips tools resources in order
to generate leads and market yourself as
a real estate agent so what we're gonna
do in this video is talk about six real
estate marketing ideas that you probably
haven't thought of before even if you're
familiar with my channel what's up guys

that will help you scale your business
take it to the next level and build the
momentum that you're looking for so if

without further ado let's dive into
these unique marketing ideas that most
people don't think about now the first
one is a lead magnet so if you don't
know what a lead magnet is let me
explain a lead magnet is usually some
form of pdf downloadable document
digitally that gives context on a
certain topic so for example if you've
got a buyer's guide if you've got a
seller's guide if you've got a
relocation guide if you've got a home
moving guide if you've got some sort of
guide it's one of the best things that
you can do in order to differentiate
yourself so one thing i've seen people
do that works really well is for example
right now there's like a mass exodus
from california to places like florida
and texas so what should you be doing if
you live in florida and texas as a
realtor you should create a relocation
guide talking to people about moving
there buying there the lifestyle there
the amenities there what they need to do
to prepare to move there what you do
differently as a real estate agent
should be a full section in there your
unique value proposition your unique
selling proposition
and having this in a downloadable pdf
guide and what you want to do when i use
funnels for this i have a two comma
click funnel award i use click funnels
for absolutely everything and what i
recommend doing is just having a simple
two-step funnel where it's branded to
you people can put in their name email
phone number instantly download your
guide you get the email toss them into
your crm and start to build momentum
that way but having a lead main is one
of the best ways to lead with value give
context as to what people need to be
made aware of with the decisions they're
looking to do with buying and selling
and again to be the only agent that's
actually preparing them for that and a
couple cool things you can do with the
lead magnet which i do with mine is
embedding videos into it so with my lead
magnets if i have one about a social
media guide i will actually embed
multiple youtube videos in there so that
people can click on a button and then go
watch my youtube video so then it drives
traffic to your youtube channel it's a
great way to get more subscribers more
views more clients so if you've got a
lead magnet about moving from california
to florida and you've got all of these
different points watch my video and i'll
link it above about the top 10 videos
that you need to do in order to attract
buyers in your market well take those 10
videos and embed them in your lead
magnet and what this is going to do is
again give them an enormous library of
value and content to sink their teeth
into build the like know and trust
factor with you and is going to help
them become more familiar and keep you
top of mind now the second one is
virtual education based sessions so
based on the current situations in the
world over the last couple of years we
all have become familiar with zoom so
one of the best things you can do is to
host these virtual events and the reason
why it works so well is because it
doesn't inconvenience the consumer
sometimes people are hesitant to go
reach out to realtors because they feel
like they're going to get sold or pushed
or whatever the situation is but if they
feel like they can just naturally pop
onto a zoom meeting keep their camera
off keep their audio off but learn it's
a really great way for you to lead with
value and explain what you do
differently and explain the process and
educate them because again the one that
educates people the most the one that
leads with the most value is the one
that's going to get the most clients so
even for investors it's a great way to
again you don't inconvenience them in
the sense of they have to drive to you
they have to drive home they have to
find an event they have to find parking
they have to figure out all of these
logistics
if it's virtual they just do it from the
comfort of their house so this is a
really great way for you to at scale
very efficiently and effectively start
to attract buyers investors or whatever
niche you decide to lean into using
virtual educational sessions number
three is one of the biggest game
changers and this is one that a guy in
my organization at exp at our wolfpack
group has actually done over 55 deals in
the last eight months entirely for free
using this exact strategy as a new agent
in a new market and what it is is
pre-construction home tours or new
development home tours now the reason
why this works so well is because right
now based on the insanity that's
happening in the market pre-construction
and new development in the markets that
it's prevalent in are very hot a lot of
people are looking to get into it
because again sometimes they can get
better pricing sometimes they're
competing against resale and it's just a
really in-demand niche right now but you
as an agent have a really unique
opportunity and for people that decide
to join us i actually show you exactly
how to reach out to the builders exactly
how to get these partnerships set up
strategically in order to give you an
endless amount of pre-construction and
new developments that you can actually
go film in but doing this is a really
great way to again just showcase what's
hot what's going on and because builders
will typically give agents a decent
amount or full commission in an ideal
situation it's a great way to again just
continuously even without a listing
agreement because you might not be
representing the property you're just
simply highlighting the property it's a
great way to create an endless stream of
clients that are coming to you instead
of going to the builder number four is
youtube ads now the reason why youtube
ads is really exciting is because most
people number one are thinking about
facebook instagram and google ads but
with youtube ads you've got what's
called an in-market audience and what
in-market audiences are is it actually
allows you to target people that are
confirmed to be in the market to buy
sell or invest today whereas if you look
at facebook and instagram you don't have
much targeting opportunities because
unfortunately they have the special ad
category they have the ios 14 updates
which are just a complete debacle and it
really made it a lot more difficult to
target people using facebook and
instagram but by using youtube yes you
usually have to spend a little bit more
money in order to get the traction you
deserve and you have to make sure that
you've actually got video content and
you're good at delivering a clear
concise compelling incredible message
but if you can do that it's a great way
to go straight to the people that are in
the market today to buy or sell instead
of having to try and find people that
have the slightest bit of interest and
then spending seven months continuously
following up with them in order to
convert them into an actual client
number five is something i've seen
almost no agent do outside of my
organization at the wolf pack which is
instagram reels ads instagram reels is
one of the hottest forms of content
right now just based on the insane
engagement that people are getting on it
and instagram just released the
opportunity for you and now start
running ads on instagram reels so by
being an early adopter it's a really
great opportunity for you to
differentiate yourself get ahead of the
curve leverage it while it's still new
while it's still hot while they're
giving even more engagement to it than
other forms of content and it's a great
way to again just get in front of people
where the eyes are and knowing how many
eyes are on reels it's a great
opportunity for you to create a couple
engaging reels of educating people on
your market center and then being able
to run it as an ad and if you want to

reels ads now number six is a weekly
email newsletter now there's a couple
cool things you can do here with your
weekly newsletter one of the things that
is really advantageous is if you start
to plug your youtube videos in there and
this is why it's a bit of a different
strategy because if you're putting out
the right youtube content for your
market you've got a database of great
value-driven content that you can plug
into your newsletters in order to again
continue to remain top of mind and to
show your clients that you're doing
something a little bit different so
instead of this week maybe it's the
first week of the month instead of just
sending a pdf market report give the pdf
and give the video where you're giving
explanation as to how it affects buyers
and sellers instead of just sending a
typical email about a new investment
opportunity new community development a
new phase development new
pre-construction whatever
record a video explaining and giving
context as to the opportunity and why
it's important why they should care and
then embed that into your weekly email
and it's going to be one of the best
ways to keep that top of my brand
awareness to show that you're doing
things differently to show that you're
innovating that you're leveraging modern
strategies and one of the best things
that most people don't even think about
is the fact that people are a lot more
likely to share a video link than
forward an email so if i'm already
living in a house and i'm not looking to
buy or sell but i know that my friend
john over here is well if i get your
video i'm a lot more likely to just take
the video link and fire text to john and
say hey john check this out it gives you
the exactly what you've been looking for
than to forge on an email and hope to
god it doesn't get lost in spam and for
him to actually somehow find it so this
is a really great way to again just
continue to differentiate yourself and
over deliver on value so those are the
six marketing ideas that again i've
tested with myself many others proven to
work in multiple market centers and i
