we're going to talk today about how to
sell
lands quickly

the best way to get your land sold
quickly is by giving the buyers
what they want and what they want is a
piece of property
that is already approved by the town
and it's a buildable lot and if there
are
um things on the land that make it
difficult for example wetlands you know
if
wetlands are on the property and they
have not been approved by the town and
the law hasn't been approved
these are all things that slow the
building process and buyers don't want
to deal with that
now granted as a home seller you
probably don't want to deal with it
either you're like just sell the land
and you can do that that is the easier
way to do it but it's not going to sell
as quickly that way
it's probably going to sit on the market
longer probably for
months sometimes even up to a year if
the proper procedures aren't taken to
make it buildable
quickly in today's world people want
things quick
so if you can make it easier for a buyer
by getting some of the leg work done
and building that cost that you invest
into the land
into the list price it really works out
well for both parties what you need to
do is find a realtor who can hook you
up with the contractors that can help
you get what you need done
for example pertilant very important and
you don't even have to park the lane
before you put it on the market
uh that means a percolation test um you
you could you could actually write right
in the mls that you
will perk it with an accepted offer that
way you don't have to spend the money
until you have a qualified buyer willing
to buy it and that's less risk for you
and less money out for you
until you're sure it's going to be sold
but at the same time the buyer has the
guarantee
that the land will be parked and they
don't have to purchase it unless
it is a buildable lot very important if
you want your land to sell
quickly is to make sure that it is
priced correctly for the market
that's a lot harder to do with land than
it is with a home
because land varies greatly the grade of
it the
slope the wetlands um the frontage
the setbacks the all
all of these things need to be taken
into consideration when comparing
different
pieces of land and having a realtor
experience with land
who knows how to price it and can price
it at the correct market value
will be recognized by buyers they're
going to appreciate that
and it will sell quicker so if you need
