well folks um my name is bernice white i
am a licensed real estate broker here in
california in san luis obispo uh
california on the central coast is where
i'm at and i'm going to share with you a
few things that you should take note of
as
you are kind of exploring the idea of
possibly selling your house without a
realtor
my background i was a paralegal for 10
years before i entered the
real estate industry
but i am not a licensed attorney so what
i'm going to tell you is just going to
be some of my personal experiences
of what i can share with you that could
possibly help you because anything is
possible uh to do uh so you just need to
have some things um under your belt to
know what you need to do you need to
have a security system in place now what
i mean by that is as a realtor or real
real real estate broker we usually have
what's called a lock box on to assist
other realtors to be able to show the
property uh so if you're going to be
selling your home on on your own uh
you and you're not there or you are
going to be there
you need to be sure and have something
in place so that if you're not in the
same room with them or they're walking
through the property
you know uh be sure to
you know have some sort of security
system in place or something so that you
know um as they're walking through the
home you don't know very much about the
person that's called you to view the
property so
you want to be sure and take as much
precaution as possible so when we deal
with somebody
another realtor we already know that
that fire is pre-approved or we've
established some sort of relationship
and as a realtor going through your home
we take the responsibility of
you know the security part of it and the
liability so
as a person that's going to be selling
their own home just be sure and have
some
precautions and security
systems in place
you can have cameras up a lot of people
do and you just have to disclose that
so again you know just be cautious and
then also be sure and put any valuables
away
uh put any kind of medications
you know be sure and stash those away so
they're not just kind of on your
nightstand in your room or it's on your
kitchen counter and someone can kind of
come and scoop that you know those
things up
so again just have some sort of security
just i'm giving you some just some
things so that you can think about and
um be aware as you don't do this every
day okay one of the main things as
you're selling your home on your own is
you're going to want to give it as much
exposure as possible so
consider doing an open house on a
weekend so
or during the week you can there aren't
there are no real big rules about that
especially right now where people are
able to take off at any time our area's
second home residents so we can do open
houses at any given time
and be pretty successful in this market
so what you want to just be able to do
is have the marketing in place open
houses
uh you know your
professional photographer make sure
those pictures are really stunning and
really
show your home in the best light
possible because people are looking at
homes from all over the world all over
the united states so you want to really
have that maximum exposure and a video
is really really helpful
uh to
kind of give the floor plan or just
what's around it you know the gopros
the
the aerials all that stuff that people
use to really
give your home the best marketing is
really critical so find a photographer
uh perhaps a college you know person or
a college
or a high school student
could be some somebody that you could
refer to
for that um i mean your iphone can
probably do it it's not something that
um we do um ourselves we we definitely
try not to unless it's a crazy um
situation where our seller needs it to
go up right away and it just has to be
we just really try to avoid
pictures that not that are not
professional
so that is just a really good thing all
the marketing have it in place
um make sure that you're on all the
websites uh that you're letting
everybody know out there that your home
is on the market uh people do still use
craigslist
uh again security security security be
sure you're screening these people
the best thing you can do is ask them to
send you a pre-approval
call their lender
make sure that they're really
as qualified as they're telling you over
the phone
always get it in writing just to be sure
that you're letting the person come
through your home that's actually
qualified to purchase your home
okay since you're not going to be using
a realtor then you should probably
consult with a real estate attorney so
again coming from my background and
working with uh
attorneys i
they can review the contract for you so
you're going to have to have the
california contract
all the disclosures there's about 75 to
100 pages of paperwork that need to be
done um when it's all said and done so
uh just be sure and have a professional
be able to review things for you so that
you don't miss anything that can uh be a
critical mistake there's uh disclosures
that are mandatory in the state of
california and then there's always uh
local ordinances that
of documentation that you need to

provide to the buyer for example
we're in on the central coast where
there's agriculture so there are
disclosures that we
have to provide and let the buyer know
that they're next to
ag land you know and everything that
comes with that so that's a very uh
unique example but there's a ton of them
there's a dozen of them so
you need to check in your area
uh and then if there's city ordinances
that need to happen at the point of sale
we have a uh
retrofits in our area
so those are things that you would want
to call your city uh and ask
what you need to do at the point of sale
and of course everything uh be sure and
document it and there's there or there's
certain forms that you should have in
place as you're uh doing this paperwork
so again a real estate attorney to
review all of your paperwork would be
super critical there's going to be
another
tip i'm going to give you at the end so
stay tuned and stay to the very end so
you don't miss anything that might be
important to your transaction okay
another thing is you might want to get a
separate line or a separate phone number
because in this market you're going to
get a you're going to get bombarded with
phone calls
uh and it's going to be people probably
asking if you'll consider seller
financing you're going to get calls from
other agents that see you as what's
called a for sale by owner as you're
marketing it um as you're doing that
great marketing exposure uh for your
property um other realtors that's how
they make their living you know how you
hear calling cold calls so these agents
are going to be calling you so um just
ask them to send you the pre-approval of
that potential buyer they may have and
that should get you through that
filter through that part of the calls
that are coming in be looking out for
investors when they say
you know all cash close in 10 days no
contingencies
that is a strategy to perhaps bring you
a lower offer now you're in a situation
that
you do need to move quickly then that
might work for you uh however be on the
lookout for those types of calls that
are going to be coming in so it's no
secret that we have a shortage of
inventory so if you're going to put your
home on the market on your own be
prepared for other agents that do really
have a qualified buyer in hand and have
maybe lost out
in the um you know the other mark the
real estate market
so
that you could get that phone call and
just be prepared to offer a you know a
percentage a commission for that agent
that is bringing you a qualified buyer
because you could get bombarded by a
bunch of um people that are not
qualified
so again just be sure and filter
ask all the questions make sure that
they have a pre-approval from the lender
as you're dealing with these calls that
are coming in but you could have a
potential phone call from a realtor
that has a qualified buyer that can
perform so take that into consideration
and just factor in a certain percentage
of commission that you're willing to pay
for that person to bring you that that
qualified buyer and get your home sold
um so that is something that you should
be considering in your budget
because that definitely
a lot of us are aggressive enough to you
know give you a call and and do that for
our buyer and the other thing is just
remember that that agent is representing
the buyer not you so you should still
have the attorney uh review all the
documents if they're going to be
bringing you
an offer okay the last thing which is
super important something that i've
definitely learned in my years as a
paralegal for attorneys is that get
everything in writing uh communic all
your emails with the person that you're
dealing with
uh conversations put them in writing in
an email format
and
be sure that you are documenting
everything because should you have to
go in front of a court of law at some
point for an issue that may arise
because there is a statute of
limitations which means that
so many years after the deal is done
that buyer can come back
potentially to you if they felt you
didn't disclose something there was a
mandatory disclosure that was not
provided to the buyer
um if they felt that
there was something you should have told
them
and it wasn't documented so there
is a statute of limitations and get
everything in writing and keep that all
together for a minimum of three years
and then if you've got the attorney
reviewed reviewing everything then you
should be good now should you have an
issue uh just be sure to have some extra
funds anywhere from five thousand to
twenty thousand dollars for an
attorney's retainer um i think that once
they're just reviewing your documents
it'll just be an hourly fee
but should you come to uh
an issue later on during that time that
the buyer can come back
you want to have some funds available
should you have to you know hire some
professional uh professional attorney
and get some some guidance if you if an
issue arises
at that time so hopefully this helps you
