the first thing give your apartment a face lift face lift can be given to your
apartment by a simple fresh coat of paint you don't have to go with some
flashy or snazzy colors like a pink or a purple or dark blue you can go with a
simple color like a beige off-white or a white color this makes your apartment
look bigger get a color that reflects light and does not absorb it fix the
leakage the patches of leakage that you have in your apartment repair any
cracks in the ceiling if you have old and outdated bathrooms try to see if you
can update them remove the whole Indian toilet in the bathroom and replace it
with a nice western toilet fix the taps the little faucets you don't have to go
overboard you can just go and update it in so that it looks basics and it looks
presentable second the second important part is pricing your property correctly
remember there are many other sellers out there in the market trying to sell
their property a buyer on an average looks at more than 50 properties before
he actually likes one so be practical when you're trying to price your
property do some research check out some flats which are available in your
locality go compare them with what your apartment is be practical with them
don't ever think that your apartment is always better than the other ones price
your property in the perfect sweet spot don't be too high when you Missal and
genuine clients and don't be too low where you're gonna lose out on money point
number three is staging staging is a concept which is very well known in the
western worlds but you're in India very very few people are aware of it so
basically staging means you present your property your flat in such a manner that
people feel like living in it staging is something that's used by real
estate developers on a regular basis so when you actually go to see a sample
flat by the developer that whole concept is called staging you obviously don't
have to spend as much money as a real estate developer but say if your flat is
empty then you can put some basic furniture in the living room maybe some
beds wardrobes and in the kitchen people when they walk into the apartment they
should feel like living in it so they can basically visualize themselves
living in the apartment point number four I cannot stress how important this
point is which is clean up your apartment as a
real estate broker I have seen many apartments I've walked into some
apartments which are beautiful and I've walked into some apartments which are
just horrible the bare basic that someone can do is clean up your
apartment I can understand that some people just don't have the funds or the
money to do all the other things that I mentioned but this is something which is
in your hands simple things clean up the kitchen
counter make sure that the utensils are removed out of the kitchen sink line up
the furniture properly the dining table remove the clutter remove the old
newspapers in the bedroom make the bed properly in the bathroom make sure the
lid is down try to clean up all the soap scum which has been collecting over the
years in your bathroom these are some simple basics that you can keep
in mind it makes a huge difference the details make a lot of difference so at
least when the buyer walks in he doesn't see a apartment filled with clutter a
flat which is filled with clutter even if your apartment is small it will look
much better and present much better if there is no clutter it looks very
organized makes a huge difference in the mind of a buyer coming to the final
point get yourself a real estate agent if you are unable to do all the things
that I've mentioned by yourself then the experience of the real estate agent is
going to help you a lot a real estate agent has vested interest in selling
your apartment he doesn't get paid till you don't sell, till you are not able to
sell the apartment I'll give you an example of a gentleman who used to place
newspaper advertisements regularly he did that for almost two years and he was
still unable to sell his flat eventually he had to get a real estate agent and
was able to sell the flat in less than three months was just basic simple
things that a reputed experienced real estate agent brings to the table that
helps you sell your apartment quicker especially in a down market a real
estate agent works twice as much hard to make sure that the flat is sold quicker
rather than later moreover as a property owner you cannot keep on calling the
buyer again and again and again trying to ask on what's the status of his
purchase you come across as a person who's desperate and your property then
automatically comes in the category of a distress seller but with the real estate
agent you can keep calling him you can keep talking to him and you can keep
taking his advice he in turn contacts the buyer directly and
he can convey the message in a much diplomatic and appropriate manner if
you follow all of these points then I'm sure that you'll successfully sell your
