hi guys today I'm going to be sharing
with you some tips and tricks on how we
sell their house in just one day and in
one showing we couldn't believe how
quickly is sold and there are a few key
things that we did that really made a
difference so I hope you enjoy these
practical tips and if you're new to my

let's get into my tips so first off
let's talk about the most important
factor and that is price now for this
you need to check your ego at the door
and price competitively especially if
you want a quick sale
so estate agents are the pros when it
comes to pricing a property so listen to
them because every street does have a
ceiling unfortunately and it's difficult
as the seller you look around your house
and you think well you know the kitchen
cost ten thousand pounds on its own you
know how much time and effort went into
making the bathrooms but you need to
like disconnect yourself from that and
price it competitively next up deep
clean and declutter everything in your
home hopefully this goes without saying
but it is worth doing a walk around and
making a list of things that you need to
clean and then working your way through
that list this is also a good time to
consider if you need to hire anyone in
to help you clean maybe you need a
window cleaner or you want to rent a
specialist carpet cleaner or something
like that this is also a good time to
make necessary improvements but you
don't want to go too crazy this is not
the time to redo your bathroom or
something like that but if a room needs
repainting then definitely tackle that
my next tip is to consider taking the
photos yourself for at your house
listing and rather than having the
estate agents do it for you that's what
we did and we actually only used our
iPhone but there is such a good camera
on the eye
and there's also a really great zoom
feature on it as well so you can make
the room look really wide and by taking
the photos yourself you can go from room
to room decluttering and moving any like
big kids toys and you can really
personalized or break out of the room
before you take the photo whereas it
will be quite difficult to do that room
by room with an estate agent or a
photographer
we also edited the photos ourselves all
we did was really brighten them up and
sharpen them up as well and another huge
tip is that you cannot take too many
photos when I'm looking on Rightmove for
a house that I want to buy the more
photos the better I want to see like 20
photos I want to see like everything I
don't want anything left up to the
imagination so take as many as you can
all features of your house and we even
drafted a little bullet point list of
any key features in each room so the
estate ages they didn't write the text
about our home but if there was anything
that they maybe didn't know about like
this remote control blinds or there's
underfloor heating we put those points
down and we send that to them so that
they would ensure that nothing was
missed another big tip is to put rooms
back to their original use so if you're
now using the dining room as a gym or
your spare bedroom as an office put it
back to what it was meant to be used for
so that people can really imagine it and
see that it's actually a third bedroom
one thing that we did for instance is
our fourth bedroom was a very small
toddler room and we had a like a toddler
crib in it but we decided to get rid of
the crib and buy a very cheap full-size
single so that when we had viewings they
could see that a full single bed fits in
that room and therefore it is an actual
fourth bedroom we were worried that if
they saw the little crib that they might
think that that room couldn't actually
fit a single bed next up let's talk
about house viewings if at all possible
and if you have the time consider doing
the house viewings yourself that's what
we did because we felt that no estate
agent was going to know the house as
well as us or know all of the key
features and another big tip is to hold
an open
day or an open house we did that because
we have three small children and I
didn't want to have to be constantly
cleaning up and getting organized for
house viewings so we said to our state
agent on this Saturday we will take
bookings at every half an hour so that
anyone who wants to see the house or is
interested can come along on that day so
we could clean just for one day we could
ship the kids out just for one morning
and then people could attend and it was
really good because it also created a
little bit of competition as one viewer
was coming another viewer it was leaving
at one point of the day as well one of
our viewers that was coming actually
asked another viewer which house was
ours so it kind of like they could see
that there was also some competitions
next up let's talk about the staging of
your home for viewings you want to go
through your house and neutralize it and
D personalize it as much as possible so
that the people viewing your home can
see themselves in it so for instance my
son he supports a football team so we
tried to take all of that memorabilia
and the football club out of the room
because we were worried it would put
other people off that supported another
team and we hit some of the family
photos because we have so many of them
and we used very neutral bedding you
also want your house to smell great so
you could light some candles or spray a
room sense I know that some people like
to make coffee or bake bread but I felt
like that might be like a little bit
contrived so I just made it smell nice
and I also put on some soft music in the
background just some ambient music like
that was on low so that it wouldn't be
awkward if we like naturally stopped
talking it's also really important that
your house is really well lit not only
on the outside if you're selling in the
winter months make sure your house is
well lit but also on the inside you know
open up all the blinds open up all the
proteins really let the light in you
could also consider getting some
artificial flowers or some fresh flowers
and
now the big tip if at all possible ship
your kids out for the day and ship your
pets up for the day because they will
just make it that bit more difficult for
the viewings another tip is to put
things away properly or in a place where
no one is going to see them something we
learned when we were doing viewings is
that no one is going to look in chest of
drawers or under the bed but they will
look in a wardrobes that especially are
built in and they will look in kitchen
cupboards so make sure they're pretty
tidy because they may well be opening
them up and one of our feelings we heard
someone open up the airing cupboard
thankfully it was nice and clean but
they weren't looking for the water tank
because they were a plumber so it was
like of interest to them so just make
sure things that might be open up are
looking pretty good also don't forget
about the front of your house and what
it looks like that is gonna be people's
first impression so make sure it's
well-lit make sure they can see the
number of your house very easily the
garden looks great and if you can park
three cars on your drive
make sure your cars are parked in a way
that it's easy for them to see that
another tip is to be prepared with
answers for questions like what are your
neighbors like why are you moving and
what is the parking like another tip is
to make a list of the key features that
you want to tell everyone about so
there's nothing worse than when a viewer
leaves and you think oh I haven't shown
them the garage or I haven't told them
about the amazing storage so make a list
and try and keep to it something else
you could consider doing is to perhaps
showing someone around maybe your
partner or maybe a friend right says it
