So I work with a lot of sellers and they often tell me "sell my home fast"
They have some kind of time deadlines that they need to get their home sold quickly
They don't want their home sitting on the market month after month after month
Just waiting around for a buyer to come to them
You absolutely can influence how long your property is going to be on the market for and that's what I'm gonna talk about today. How to sell your home fast!
So the first thing you want to do before your property ever hits the market is prepare your home for the market
All right, buyers want a move-in-ready home and they're willing to fight
aggressively for a move-in-ready property
So all those little maintenance things that you've been putting off.
You gotta knock those things out. When they see these little deferred maintenance items
They start thinking like wow, this guy is not cleaning his gutters and he's not painting his deck
What else is he not doing that
I can't see. You know, they start thinking about what else could be wrong with the property and it's just a real turnoff
So you want your property be as move-in ready as possible, that absolutely is going to help your home sell fast
So along with tha, make sure your landscape is on point
A lot of time someone has often left their landscape kind of run wild. Trim that stuff up
You know curb appeal makes a huge difference most of the time when people first see your home for sale,
It's an exterior picture of the front of the house they see first . And if you've got wild landscape, you know, it's just unattractive again.
So if you want to attract as many buyers as possible as quickly as possible and sell your home fast
Make sure your landscape and that your curb appeal is on point
So professional staging absolutely has shown to sell properties for more money and sell them quicker. However, I'll be honest,
I think it's a case-by-case basis and I don't always think that it is worth it to stage a home.
I think that most of time a lot of your furniture is going to do just fine for staging but you can apply certain
principles from staging such as decluttering your home. Declutter your home as best you can, how you
Present your home when the buyers come in, absolutely will influence how quickly you home will sell,
how many offers you how quickly you get an offer and for how much, so let's talk about price.
You know, there's a saying that if you had a property that was listed way below market value,
even the most novice and brand-new agent could sell your home in a week and on the flipside, if you have a
Property that is way above market value
Even the most experienced agent can't sell your home at that price.
So if you want to get your home sold quickly, you have to be honest with yourself about what your market value is
too often
I work with sellers that say, you know, they want to listed twenty thousand dollars above market value and they tell me yeah
But Malcolm we can just lower the price later on
What they don't understand is that a property is most valuable the day it hits the market
That day hits the market every day after that. It's just not as valuable in the eyes of the buyers
So if you wait two weeks before you actually lower your price to the market value
You're probably not gonna get market value anymore and absolutely buyers will just not even bother seeing your property if it's been on the market
for that long
They started thinking there's must be something wrong with the house that they can't see in the pictures
Buyers also start thinking like man, these sellers must be getting desperate
They're probably gonna take less on their property because it's been on the market for so long
so if you want to sell your property quickly, you have to price it right if
Time is a priority. Then you actually want to look online and see what your competitors are priced at
What are the other homes in your neighborhood with similar features you are selling for and you want to price your home?
So your home sells before all your other neighbor's home sells and oftentimes that means listing your home
Below market value if somebody just wants to get their home sold quickly
They absolutely will list their home at maybe 90% of the market value
Rather than a hundred percent or one hundred and five percent of market value
So if you really want to get it sold quickly price is going to be the number one factor
So the last thing that you can do to get your home sold quickly is to focus on your online
Presentation and this really falls more on your real estate agent than anything having a great online presentation is the first step
This is the first step to even get buyers to go and look at your property
So personally what I do is I always hire a professional photographer
Come in there and take some beautiful pictures
They then go back and edit the photos on their computer to really make the colors pop and really make this a picture stand out
amongst all the other ones depending on the property often also do a video tour of the property as well as sometimes I do aerial
Photographs of the properties with a drone all these things does influence your online presentation
Which is the very first step to getting buyers actually come and look at your property
So just to recap guys kind of the three areas I would focus on is one. Is you preparing your home?
Taking care of all the little maintenance items focusing on your curb appeal
Focusing on your decluttering your home and your home decor and staging your own home. The next thing is price
You have to price it right to sound
Look at your neighbors houses and price your home to your home cells before your competition does
And the last thing is focus on your online
Presentation great pictures great photographs make a huge difference in getting your home to sell quickly
